1. How do I Post my property on TwnSqr?

TwnSqr is a first of its kind real estate marketplace for real estate investors to display their available properties to other real estate investors and institutional buyers around the country. There are 2 ways to Post your property on TwnSqr:

  • First you can create a free account and manually upload a property under the “My Posts” section. 
  • Or you can sign up for a paid membership and connect your CRM directly to TwnSqr to streamline your Posting process. We use Zapier to connect TwnSqr to your CRM application. When your Zap is set up, properties you send to TwnSqr are created as Draft Posts without photos. To finish the Post, you will need to upload your photos of the property to the Post and add any additional details you’d like. Once your photos and the details are all uploaded, you can send the Post live.

2. How do I remove a Post from TwnSqr?

If you have a TwnSqr account:

Go to “My Posts” after logging in. Open the Post that you want to remove. In the top right hand corner of the “Edit Post'' tab, you will see a button that says “Unpublish”. Click the Unpublish button to remove it from TwnSqr. Unpublishing a Post will ensure the Post is not visible to any TwnSqr users. 

  1. Log in, and go to My Posts
  2. Open the Post you want to remove, and select the "Edit Post" tab
  3. Click the "Unpublish" button to ensure it is not visible to other TwnSqr users

3. How can I ensure my Post is being seen by buyers?

There are 3 ways you can get your Post in front of buyers on TwnSqr:

  1. When your Post is published live, it is tested against multiple Buy Boxes that buyers have set up on TwnSqr. If your Post meets the criteria of a Buy Box on TwnSqr, the user who owns that Buy Box will receive an email notifying them that your Post is available for them to review. 
  2. Once you send your Post live, you can send your Post to your buyers by uploading a list of contacts under “My Contacts”. Once your list is uploaded, you can select which list to send your Post to under the “Marketing” tab of your Posts.
  3. Once you send your Post live, you can also share your Post with other users on TwnSqr under the “Sharing” tab of your Post.

4. How do I see what my Post looks like to other users?

  1. Navigate to My Posts
  2. Open the Post you are looking for
  3. If your Post has not yet been published to the marketplace, click "Preview" in the top right corner to view your Post
  4. Once your Post has been published, you will see a "View" button where "Preview" was to view your Post.

5. How do I add property showings?

  1. Navigate to My Posts
  2. Open the Post you wish to set up a showing for
  3. Once opened select “Property Showings” from the top menu
  4. From the calendar view, double click the date you wish to add a showing to
  5. Fill out the information for your showing
  6. Be sure to select the property you are setting up the showing for from the drop down on the showing details
  7. Once finished, click Save and the showing time will load as a calendar appointment on the property showings page

6. Where can I see the offers submitted to my Post?

  1. Navigate to My Posts
  2. Open the Post you are looking for 
  3. On the top menu click “Interested Buyers” - here you will see a list of all the people who have expressed interest in your Post.

The Interested Buyers table shows the following information from people interested in your Post:

  • A person who saved your Post
  • A person who submitted an offer to your Post
  • A person released to you from a user you shared the Post with (JV)

7. What are the different types of Buyers

When looking at your Interested Buyers tab of your Post you will see offers from buyers who have submitted an offer to you. You will also see information on people who have saved your Post.

Specifically for Buyers who have submitted an offer to your Post, you will see different entries under the Source column. 

Below is an explanation of what each buyer Source represents:

  1. Guest - these are Buyers who have submitted offers on your Post as a guest. Guest users can only submit offers and do not have TwnSqr accounts. When a Guest submits an offer to you they are required to include all of their contact information with this offer
  2. User - These are Buyers who have a TwnSqr account and were likely notified about your property via a Buy Box they have created that your Post matched. 
  3. Organic - These are Buyers who have submitted their offer to you as a result of receiving a notification from you about your Post via TwnSqr. These are buyers on your Contact lists who were notified about your Post
  4. Another Users’ Name - These are buyers who have submitted their offer to another TwnSqr user you have shared your post with. When you share your post with another user for them to distribute it to their list of contacts, any offers their contacts submit will show the list owner’s name as the Source.  

For example: if Alice creates a post and shares the post with Bob. Then, Bob shares the post to his contacts on his lists via TwnSqr. If Charlie, a buyer on Bob’s contact list, submits an offer, the offer is sent to Bob. Alice can see some information about Charlie’s offer under Interested buyers. The Source will show Bob because Charlie is coming from Bob.

8. Where can I see the offers I submitted to a Post on TwnSqr?

  1. Navigate to the Buying tab on the left side menu
  2. Select the post you are looking for
  3. Click Update Proposal to see the details of your previously submitted

9. Why can't I see the contact details of someone who submitted an offer on my Post?

When viewing your Interested Buyers tab under a Post you’ve created AND shared with another user for them to distribute the post to their contacts, you may see Buyers with their name and contact details redacted. 

This information is not being shared with you because the user you shared your post with and who has shared the post with their buyers has not released the buyer’s information to you yet. 

If you have not already, chat with the list owner you shared your post with via the TwnSqr Rooms and ask them if they will release the buyer to you. They may ask you to sign a JV or partnership agreement via the TwnSqr Room before releasing the Buyer’s info to you.

10. How do I upload my buyers list to TwnSqr?

Only paying subscribers of TwnSqr can use the Buyer’s list / my contacts and Post marketing features of TwnSqr. Sign up for a paid pro membership if you have not already.

Follow these steps to upload your Buyers List or Contact List to TwnSqr for distribution of your posts.

  1. Login to your TwnSqr account
  2. Navigate to My Contacts on the left side menu
  3. Navigate to Lists tab, located on the top left side
  4. Click the “New List” button
  5. Give your list a title
  6. Next, navigate to contacts tab and click the Add Contact button in the top right corner
  7. Follow the steps to upload your contacts to this list by uploading a CSV
  8. Once you follow these steps your contacts will load into this list. 
  9. Uploading your contacts is dependent on the size of the list you are uploading. You can leave the page while the upload is taking place but make sure you return to the List Settings page before trying to use your list.

Reminder: Other users will not be able to share their posts with you unless you select Yes under “Open to Sharing/JV?”. Before you can select Yes, you must set at least one geographic area of interest to show where the contacts on this list are interested in purchasing properties.

11. How do I send my Post to my contacts?

Only users with a Pro TwnSqr membership can share their posts with their contacts.

  1. Make sure you have a list of contacts uploaded to your account under “My Contacts”
  2. Create your Post under My Posts
  3. Publish your Post
  4. Once your Post is published, inside your Post, click on “Marketing” from the top menu
  5. From the Marketing screen select the List you uploaded to My Contacts
  6. Send a test email to yourself to see what your contacts will see when they receive the email from you. 
  7. Once you are happy with your email and Post, go back to the Marketing tab, select your list and click Send Selected.

12. How do I receive Posts from other users to send to my contacts and JV?

Other users will not be able to share their posts with you unless you select Yes under “Open to Sharing/JV?” on your contact list.

Before you can select Yes, you must set at least one geographic area of interest to show where the contacts on this list are interested in purchasing properties.

When your list is "Open to Sharing/JV", other users will be able to send you a request to share their Post with you, provided it matches the geographic area you specified.

13. How do I know my contacts are safe?

At TwnSqr our number one priority is to give our users full control over the information they upload to our systems. When you create a list of contacts on TwnSqr you have the option to make that list available to other users to share their Posts to. You will see this option under the list settings under the My Contacts screen in your TwnSqr account. Select Yes if you would like to make the list available to other users. Select no if you would like to use the list for your own marketing purposes.

When you select Yes under the list sharing settings you still have full control over your list.

  1. You must accept a Post before it can be sent to any of your contacts. 
  2. You must choose what contact list the Post will be sent to. 
  3. If a contact from your list expresses interest in the other user's property, use TwnSqr Rooms to chat and sign a Joint Venture agreement with the Post owner. 
  4. You are never required to release your contact’s personal information to the other user if you do not wish to.

14. How do I monetize my buyers lists with TwnSqr?

You must be a paid member of TwnSqr. All paid memberships allow for Post Sharing to your contact lists so sign up for a membership if you have not already. 

After logging into your TwnSqr account navigate to My Contacts on the left side menu.

Here you will be able to upload your list of buyers, and allow other users to share their Posts with you through the list you created. 

In the settings of each list, make sure the bubble next to Yes is selected so other users can find you when they are looking for other users to share their deals with.

15. What happens if my buyer is on someone else's buyer’s list?

We have created some very powerful technology behind the scenes that alleviates these concerns. We call it SPEED TO LEAD!

If the same buyer is on your list and on another users list, whoever sends the post to their list containing the duplicate buyer first is counted as the owner of that buyer for the post.

Example 1:

If Alice creates a post and sends it to her contact list on TwnSqr and Charlie@Contact.com is on Alice’s list, Charlie@Contact.com will receive the post from Alice. 

Then, if Alice shares her post with Bob and Bob shares Alice’s Post with his buyers via TwnSqr and Charlie@Contact.com is also on Bob’s list, Charlie@Contact.com will NOT receive an email from Bob. This is because Charlie@Contact.com already received an email from Alice about this post. Therefore, Alice owns Charlie@Contact.com for this post.

Example 2:

If Alice creates a post and sends it to her contacts on TwnSqr then she decides she wants to share the post with Bob and Dave who have their Contact Lists hosted on TwnSqr and available for sharing. 

If Bob and Dave BOTH have Frank@Email.com on their Contact Lists, whoever sends Alice’s post to Frank@Email.com first will own Frank@Email.com for this post.

If Frank@Email.com receives an email from Dave because Dave sent the post to Frank@Email.com first, then, when Bob sends his email to his Contact list, Frank@Email.com will not receive and email from Bob. 

When Frank@Email.com submits his offer, RSVPs for a showing or saves the post that was sent to him by Dave, the interest Fank@Email.com is showing will be sent to Dave, not Bob. Thus, Dave owns Frank@Email.com for this post because because Frank@Email.com received an email from Dave about this Post first.

16. How do I share my Post with another TwnSqr user?

Only users with at least a Pro membership can share other users' posts with their contacts on TwnSqr. Pro users are able to receive unlimited posts from other users each month.

Setup:

  1. First you need to make sure you have a list uploaded to your TwnSqr account under My Contacts. 
  2. Next you must have the “Open to Sharing/JV?” settings marked as “Yes”. To allow other users to find you and your lists to share to you must set at least geographic criteria for your contact list.
  3. Now that your list is set up properly, other users with Posts matching at least the geographic interests of your contact list will be able to find you when looking for people to share their posts with. 

Receiving Posts shared with you:

  1. When a user shares their post with you, you will receive a notification in your Notifications tab. 
  2. Go to your Shared With Me tab on the left side menu and select the post from the table.
  3. Next you will see a Room where you can chat with the user who has sent the post to you. Inside a TwnSqr Room you can chat, exchange contact information, upload documents and sign documents all on TwnSqr
  4. You can also click on the thumbnail of the post in the top left corner of the Room to see all the post details

Sharing the post with your contacts:

  1. After talking with the seller and confirming that you are ready to share the post with your contacts, you must click the Accept button in the Room with the seller. 
  2. Once you click Accept, it is up to you who from your contact lists you want to share this post with. 
  3. Click on the Marketing Tab under Overview
  4. Under Marketing you will see a list of the Contact Lists you have uploaded to your TwnSqr account and that are available for you to send this post to. 
  5. Select the list you want to send the post to and click the paper plane button on the far left to send the post to the the people on that Contact List

17. How do I share another user's Post with my contacts?

Only users with a Pro membership can share other users' posts with their contacts on TwnSqr.

18. What are TwnSqr Rooms?

TwnSqr Rooms are the easiest way for you to communicate with people who are interested in your Post and other users on TwnSqr. Rooms are created and attached to an individual Post and Rooms cannot be created between two parties unless attached to a Post. 

Rooms are created when an interaction between two parties on TwnSqr occurs.

  • When a seller shares their post with another user for distribution to the other user's contact list, a Room is automatically created to simplify communication between the two users. 
  • When a Seller receives interest from a buyer on their property, the seller can create a room with the buyer to simplify communication.

With TwnSqr rooms, you can chat, exchange contact information, upload documents and sign documents with our HelloSign integration.

19. How do I find a Room?

There are few places where you can find the Rooms you have opened with other users and interested buyers on TwnSqr.

First, you can find Rooms that have been opened between you and other users you have shared your post with under the Sharing settings of your post. 

  1. Open your post
  2. Click on Sharing
  3. Find the user you have shared your post with
  4. Click the button on the left side of the row with the users information that says Go To Room when you hover the button

Second, you can find Rooms that have been opened between you and buyers who have expressed interest in your post.

  1. Open you post
  2. Click on Interested Buyers
  3. Next, from the table of interested buyers, click the Go to Room button on the left side of the row with the buyer’s information. 

Note: you cannot open a room with a buyer who has not yet been released by a user you shared your post with. You will have to ask the user you shared your post with to release the buyer they brought to your post.

Third, if another user has shared their post with you for you to share that post with your contacts follow these steps:

  1. Go to Shared With Me from the left side menu
  2. Open the post that was shared with you
  3. Immediately upon opening the post, you will be directed to the Room between you and the user who shared the post with you. 

Fourth, when one of your buyers expresses interest in a post that has been shared with you by another user and distributed to your Contact List, follow these steps to find the room with your interested buyer.

20. How do I sign documents with another user?

  1. Go to Shared With Me from the left side menu
  2. Open the post that was shared with you
  3. From the Overview tab click the Interested Buyers tab and find the buyer you wish to communicate with. 
  4. Click the Go To Room button with the key icon to go to the room with the buyer.

Navigate to the Room between you and the user you want to sign documents with.

Click the Upload Files button to upload files to the room. 

Once the files are uploaded a Request Signatures button will appear.

Click the Request Signature button

Select the documents you wish to sign from the available documents in the room

Add the signers email address

And place signatures on the document 

Finally, the signers will be emailed a link to complete the signing process at the email you indicated at the beginning of signing process

NOTE: If Alice shares her Post with Bob so Bob can send Alice’s Post to his contact lists, Bob is the only one capable of requesting signatures. Alice cannot request signatures from Bob.

21. Where can I see my notifications?

Notifications are linked to your Posts on TwnSqr:

  1. Click the Notifications tab on the left side of the screen. 
  2. Select the Post you are looking for from the left column of the notifications screen
  3. Once selected, the notifications related to the Post you selected will appear on the right column of the screen

22. How do membership caps and limits work?

Guest (Non-registered) Users

The only capabilities as a guest user are seeing posts that are sent to you and submitting offers on those posts.

Free (Registered) Users

Registered, non-paying Users on TwnSqr can do the following:

  1. Submit offers on Posts
  2. Create posts manually
  3. Send posts to TwnSqr marketplace
  4. Use the link to your post in marketing outside of TwnSqr
Pro Users

Pro Users have the benefits of Free Users in addition to the following abilities:

  • Use of TwnSqr Rooms
  • Use of TwnSqr's email marketing features, 100,00 emails a month
  • Unlimited Contact uploads to Lists under My Contacts
  • Unlimited outbound post shares to other users
  • Unlimited inbound Post shares from other users
  • Stream property information to TwnSqr to create draft Posts via Zapier integrations

23. How do I upgrade my membership?

  1. Login to your TwnSqr account
  2. In in the bottom left corner, click the three dots located next to your account name
  3. Select the Billing tab on the menu 
  4. Click the “Manage Subscription” button which will take you to our pricing page
  5. Click the “Get Started” button on the tier you would like to subscribe to
  6. Next, a Stripe page will appear. From this page, select which membership you would like to upgrade to
  7. Follow the steps to checkout and finalize your purchase

24. How do I downgrade my membership?

  1. Login to your TwnSqr account
  2. In in the bottom left corner, click the three dots located next to your account name
  3. Select the Billing tab on the menu 
  4. Click the “Manage Subscription” button which will take you to our pricing page
  5. Click the “Get Started” button on the tier you would like to subscribe to
  6. Next, a Stripe page will appear. From this page select which membership you would like to downgrade to
  7. On your next billing date, you will be charged for the subscription you have downgraded to

25. How do I cancel my membership?

  1. Login to your TwnSqr account
  2. In the bottom left corner click  click the three dots located next to your account name
  3. Select the Billing tab on the menu 
  4. Click the “Manage Subscription” button
  5. Click the “Cancel Plan” button 
  6. Your existing membership will remain active until the end of the period you paid for

26. How to create and manage a buy box?

Before creating a new Buy Box you must ensure that you have a pro TwnSqr membership. Upgrade your membership as necessary to unlock this feature. 

  1. Open the Buy Boxes page from the left side menu
  2. Click the button at the top of the page “+ New Buy Box”
  3. A new Buy Box will be created named “Draft Buy Box” 
  4. Next, give your Buy Box a title and a description so you can quickly reference what this Buy Box is created for. 
  5. Next, decide if you want to receive email notifications to your TwnSqr account email address when Posts matching your Buy Box are posted to TwnSqr
  6. Next, if you want to automatically submit an offer to anyone who Posts a property on TwnSqr that meets your Buy Box criteria you can enable this feature by turning on the switch next to “Enable Auto-Proposals”. This will allow you to send an offer instantly to anyone who has posted a property on TwnSqr that meets the criteria you have selected for your Buy Box
  7. Next, using the map, zoom to the location you wish to see properties in. 
  8. Click on the map to select the county where you want to create the Buy Box. This is the geographic area where your Buy Box will filter properties by
  9. Pro users have access to unlimited Buy Boxes and have the ability to work with our team to create custom Buy Boxes
  10. Next, expand the Property Features and Seller Disclosure sections to filter by property information sellers add to TwnSqr. 
  11. Finally, preview the list of properties currently available on TwnSqr that meet your purchase criteria.
